Congratulations! You are ready to buy a home.  What an exciting time for you!Now you are faced with a number of decisions to make, finding your perfect home is challenge by.   You need to be forward thinking, your needs today may not be your needs tomorrow.

1. Your Neighborhood - Consider the schools that service the neighborhoods, and check out the parks that are near by.  Many neighborhoods have city maintained "city" parks and others have playground areas maintained by the associations.   Use Google maps to map the commute to you doctors and other important destinations.
    
2. How much sqr feet do you need?  Knowing how many children you have, or plan to have may directly dictate the number of bedrooms and bathrooms that you'll want to have.  Do you want your master bedroom further from the children, this maybe more of a concern when you children are teens than it is when they are toddlers.
    
3. Your limits.  Know how much you are willing to spend on a home, but keep in mind how various price points buy in different localities. Your agent and loan officer can help you narrow your selection.
    
4. Once you have found your ideal home, you will need to make an offer sooner rather than latter.  Nothing worst than 'sleeping on it' only to find that you lost the house.  Our purchase contracts are length, it is a good idea to understand it before hand.  Talk to your Century 21 agent to review a sample purchase agreement.
    
5. Inspections and removals of contingencies.   In Hampton roads every home purchase that is being financed will need to be inspected for termites and moisture issues as well as an appraisal.  You may even want to have a home inspection but, there are additional upfront costs here.
